Who we are

A local landlord, in the ordinary sense of the word

Clifton Properties has been buying and letting property in West Yorkshire since 1987. That is the whole business. We do not develop for sale, we do not act as agents for other owners, and we do not manage buildings we have no stake in.

What that means in practice is simple enough. When a tenant reports a leak, the report reaches the owner rather than a managing agent who must first obtain instructions. When a lease comes up for renewal, the person deciding the terms is the person who will live with them. When something needs spending on, the decision is made by whoever will still be holding the asset in ten years.

Being small and local is the point, not a limitation. A national landlord cannot know that a particular yard floods in heavy rain, or which unit has a three-phase supply. We can, because we have owned them for years.

Letting space directly to occupiers on terms that are meant to be workable for the full length of the lease.

Repairs, statutory compliance and the day-to-day running of the buildings we own, handled in-house.

You get in touch

Roughly what you need, and whereabouts. We will know within the call whether we have anything close, and there is no advantage to us in walking you round a unit that is wrong.

You see the space

We show you round ourselves. Ask about the things that matter — the power supply, the access, the loading, the running costs. We will know the answer.

We agree terms

Rent, length, deposit, repairing obligations and what happens at the end, all discussed openly. You should take your own advice on the lease, and we would rather you did.

You move in

Documents completed, compliance certification provided, and a named person to contact when something needs attention.
